How to Get Real Leads From Your Next Open House

An open house is a great way to show off a property and attract buyers. Recently I had another agent ask:

Obviously you want to track who is coming into your open house for a variety of reasons. First off, you want to know who is an interested buyer for the property. Secondly, you want to have some type of feedback to give to your seller once the showing is over. I mean, think about it. If you need to do a price reduction, you have some actual measurable data. 72 people came through the house and no one made an offer!

So how do you get people to sign in?

The best way to make sure that people are leaving their information is to require them to. Simply mention that it is a request of the seller that all guests fill out a visitor sheet. Then it’s not on you. It’s on the seller. I never actually got any resistance but if they refuse, you can assume they aren’t serious buyers. Obviously, they aren’t buyers that you want to work with. You gotta pick your battles.

Asking people to sign in also opens the conversation for more questions. You can tell them a little about the house. Ask what they are looking for and if they are familiar with the neighborhood. Once you get them talking then BAM! You can ask them if they have a Realtor. Cha-ching! That’s the golden question.

Keeping a sheet at all your open houses will save you serious time and effort when trying to follow-up with your leads on a property.
