We’re more than halfway through the VFL and I’ve been watching it. Some of you are following along, watching the videos and implementing the strategies. You’re getting vendors, you’re benching a few, you’re hustling and playing hard.
But there are few of you who threw in the towel and completely gave up on your team. Pick up your clipboard, stop acting like a sore loser and keep playing! I’m getting ready to pull my yellow flag for delay of game!
The number one source of business should be new referrals. And you can only get that from your vendors!
You only have 12 players on the field?? That’s a technical! Everyone knows you need a 16 vendors to play the game. And if you want to win, you have to have A-players. Don’t let rookies and second-string vendors play! You need to make some tough decisions!
- Is your plumber in the toilet?
- Is your landscaper in the dirt?
- Cutco knife guy not so sharp?
- Does your Mary Kay rep have a flat tire on her pink caddie?
You gotta bench these vendors!

I don’t know what to say, really. This is the biggest battle of your professional lives and it all comes down to your vendors. Now you either make it happen or you’re gonna crumble, deal by deal, ’til we’re finished.
You’re in hell right now, Realtors, believe me. And, you can stay here — get the shit kicked out of you — or you can fight your way to a referral based business. We can climb outta this slump, one vendor at a time.
Now, I can’t do it for you. I’m retired from real estate. I look around, I see your faces, and I think — I mean — I made a lot of wrong choices as a young Realtor. I learned the hard way, passing out marigolds for Mother’s Day. Maybe I used to throw my business cards on the ground hoping someone would pick them up. I’m embarrassed by these ridiculous attempts to get business.
You know, when you give up on real estate you have to have a boss and work in a cubicle. I mean that what it’s like. But, you only learn that when you give up. You have to know that successful real estate is about referrals. Because in this industry, only the consistent survive — I mean one day of slacking, and you can set yourself back. Don’t return a phone call, spend too much time doing busy work and you’re outta the game.
The vendors we need are everywhere around us.
They’re in every city, every town, they even have Yelp pages.
In real estate, we fight for the best vendors. In real estate, we work hard to call everyone we ever knew to get those referrals. We claw with our fingernails for those referrals because we know when we add up all those referrals, that’s gonna make the f*ckin’ difference between winning and losing! Between being your own boss or grinding the 9 to 5!
I’ll tell you this: In any fight, it’s the Realtor who’s willing to do the work who’s gonna win those referrals. And I know if I’m gonna have any success, it’s because I’m still willin’ to work hard for those referrals. Because that’s what real estate is! The referrals in front of your face!!
Now I can’t make you do it. You got to look at the agent next to you. Look into his or her eyes! Now I think you’re gonna see an agent who will hold you accountable. You’re gonna see a Realtor who will role play scripts with you because he or she knows, when it comes down to it, you’re gonna do the same for him or her!
That’s a real estate agent, gentleman!
And, either we get vendors, now, or we become slaves to the corporate world.
That’s real esate, guys.
That’s all it is.
